
A $50 million mixed-use project is set to rise in east Edinburg, bringing new retail and housing to a fast-growing corridor where city leaders have sought to expand the tax base and quality of life.
Los Lagos Development LLC will break ground Friday on Guerlain Plaza & Guerlain Luxury Apartments, a 16-acre development on Raúl Longoria Road next to the Robert and Janet Vackar Stadium.

The site is divided into four 4-acre lots: two will be developed as retail centers called Guerlain Commercial Plaza, while the other two will house multifamily units in Guerlain Luxury Apartments.
“We are launching an integrated project that will transform this area of Edinburg with a modern, functional, and high-value proposal for the community,” Eduardo López, president of Los Lagos Development LLC, said in Spanish.
The project will be built in two phases.

Phase one includes a 26,000-square-foot retail plaza and the first residential tower with 92 apartments.
The retail suites will be 1,000 to 1,200 square feet, designed with glass-and-steel façades, expanded parking, and space for restaurants.
Apartments will range from 913 to 1,251 square feet in one-, two-, and three-bedroom layouts. Planned amenities include a pool, recreation areas, and golf course views.
“This first stage is just the beginning,” López said. “In total, the development contemplates 46 commercial spaces and two residential towers of 92 apartments each, reaching an investment of $50 million.”

Building on past growth
Los Lagos Development has invested heavily in the golf course for more than a decade.
“Since we arrived in the Valley in 2014, we have developed 140 acres in the Los Lagos Golf Course area, where more than 650 homes have been built,” López said. “This new project represents the natural evolution of our vision: to develop spaces that promote quality of life and economic growth in Edinburg.”
At full buildout, Guerlain Plaza & Guerlain Luxury Apartments will include 46 commercial spaces and 184 apartments, all located between the Los Lagos Golf Course and the Vackar Stadium.
Friday’s groundbreaking marks the start of construction on the first phase.
