A new retail building planned at the northeast corner of Nolana Avenue and North 34th Street in McAllen appears to be drawing interest from national brands as developers target one of the city’s busiest commercial corridors.

Leasing materials and site plans for the development show a lineup of retailers including Burlington, Rack Room Shoes, Ulta Beauty, Ross Dress for Less, dd’s Discounts, Five Below, and Hibbett Sports.
It is unclear which, if any, of those tenants have signed leases, as project filings do not confirm occupancy.
Project filings show an 8,800-square-foot shell building — identified as Building #200 — is scheduled to begin construction June 1, with completion targeted for Dec. 1. The project is privately funded and intended for future retail tenants that have not yet been announced.
The building is part of a broader retail development that spans approximately 164,073 square feet of planned space, according to leasing materials.
Anchored in an established retail hub
The site sits within a built-out commercial corridor anchored by a 125,000-square-foot Target and a 203,000-square-foot Walmart Supercenter.

The surrounding area already includes a mix of national retailers and service providers, including H-E-B, along with restaurants and neighborhood retail.
Nearby institutional and employment drivers — including McAllen Sports Park, local schools, and a large Spectrum call center — help sustain steady traffic and consumer activity in the area.
Vehicle counts reach approximately 37,000 per day along Nolana Avenue and about 39,000 per day on North Ware Road, reinforcing the corridor’s role as a major commercial artery.
Designed for expansion
In addition to the new building, the development includes multiple pad-ready parcels ranging from roughly one to three acres, providing room for additional retail or commercial expansion as leasing progresses.
Demographic data shows more than 108,000 residents within a three-mile radius and more than 225,000 within five miles, with average household incomes approaching $90,000, according to leasing materials.
The new building is being delivered as a shell space, allowing tenants to complete interior buildouts after leases are finalized — a common strategy in high-demand retail corridors where developers build ahead of tenant commitments.
The estimated construction cost is $792,000, according to state filings.
The project is owned by Parke at Nolana, LLC, with Craig Garansuay listed as the owner contact. The design firm is Architectural Design Guild, based in St. Louis.
No tenants have been formally announced for Building #200.
