Luxury fashion brand Tory Burch is expanding into the Rio Grande Valley with plans for a new store at the Rio Grande Valley Premium Outlets, according to newly filed state construction records.

The project calls for a $400,000 interior build-out of a 6,440-square-foot retail space at 5001 E. Expressway 83, Suite 820, in Mercedes. Construction is scheduled to begin Aug. 1 and be completed by Oct. 31, according to a project registration filed with the Texas Department of Licensing and Regulation.

The renovation will convert an existing tenant space into a Tory Burch store through the installation of non-load-bearing partitions, millwork, mechanical, electrical and plumbing systems. The filing also calls for mobile shelving in the back-of-house area. No exterior storefront work is planned.

The project is privately funded by the tenant and will be constructed on privately owned property.

Mercedes Premium Outlets, L.P. is listed as the property owner. New Jersey-based Tricarico Architecture and Design is serving as the project’s design firm.

The addition of Tory Burch further strengthened the outlets’ lineup of nationally recognized retailers, which attracts shoppers from across South Texas and northern Mexico.

The outlet center, located along Interstate 2, has continued to draw new retail investment as brands seek to capitalize on the region’s growing consumer market and cross-border shopping activity.

State construction filings track planned projects but do not necessarily indicate when a store will officially open.
