
A new 60-acre industrial park planned for Brownsville is designed to support the growing “twin plant” model, where manufacturers split production in northern Tamaulipas and logistics or value-added operations in Texas.
“This project represents a natural extension of our binational experience; we seek to facilitate the expansion of logistics and manufacturing operations for companies that operate on both sides of the border,” said René Xavier González, head of new business development and marketing at SIDEE Construction.

Grupo SIDEE, the developer behind Los Palmares Industrial Park in Matamoros, is preparing to begin construction on Marina Industrial Park along FM 511 in the city’s north industrial corridor. The company is building nearly identical facilities on both sides of the border, a strategy aimed at strengthening cross-border supply chains.
At Los Palmares in Matamoros, tenants include Toyoda Gosei Rubber Mexico, Merit Mexico, and Trico Mexico — all automotive parts manufacturers. That focus on auto suppliers underscores how the twin plant model allows production to remain in Mexico while logistics and distribution move to Texas
Phase I in Brownsville calls for four 150,000-square-foot buildings, totaling 600,000 square feet, plus retail space and another 140,000-square-foot building. Early site work is valued at more than $3.3 million, and each 150,000-square-foot building is estimated to cost over $14 million.

In March, the Brownsville City Commission authorized a $2 million federal grant application to help fund infrastructure at the site.
The first speculative building, Marina I, is targeted for late 2026. Developers say the site will offer flexible, multi-tenant facilities, with companies projected to create 10–50 jobs per building, depending on operations.
The development’s location places it within minutes of the Port of Brownsville, Brownsville/South Padre Island International Airport, and three international bridges, positioning it as a hub for companies with binational operations.
By extending its footprint into Brownsville while maintaining operations in Matamoros, SIDEE is betting on demand from manufacturers and logistics firms that need space on both sides of the border.
