
BROWNSVILLE — Sprouts Farmers Market has filed plans with the state to open its first Brownsville location.
The store would mark the grocer’s entry into Cameron County, adding to its only other Rio Grande Valley site in McAllen.
Plans submitted to the Texas Department of Licensing and Regulation show the specialty grocer will anchor a new development at North Towne Plaza, 3457 Old Highway 77. The project, filed Sept. 11, calls for a 31,500-square-foot store with room for four adjoining retail spaces.

The investment is estimated at $10 million, with construction scheduled to begin in May 2026 and wrap up by August 2027. The project is currently listed as “Registered,” an early stage in the approval process, and plans can still change before construction begins.
However, North Towne Plaza’s landlord site plan has already marked off a large bay as “Confidential Grocer,” a placeholder that hinted at the project before the filing became public.
Ownership of the site is listed under Weingarten Investments Inc., with CESO, Inc. handling design work.
