Chinese lifestyle retailer Miniso, known for its affordable home goods, plush toys, beauty products and licensed collectibles, is planning its first Rio Grande Valley location with a nearly $300,000 investment at Palms Crossing, according to newly filed state construction records.

The retailer has built a global following with its colorful mix of everyday essentials, gifts, travel accessories, electronics, stationery and pop culture merchandise featuring brands such as Disney, Sanrio, Pixar, Marvel and other licensed franchises. The chain has expanded rapidly across the United States in recent years, opening stores in shopping malls and retail centers.

The project calls for a $299,280 renovation of an existing 498-square-foot retail space at 3300 Expressway 83, Suite 195. Construction is scheduled to begin Sept. 1 and be completed by Sept. 2, 2027, according to a project registration filed with the Texas Department of Licensing and Regulation.

The filing describes the work as a minor remodel to prepare the space for the new tenant. Improvements include modified lighting, new fixtures and updated interior finishes within the existing retail storefront.

The project is privately funded by the tenant and will be completed on privately owned property.

Tomoka26 Palms LLC and CTO Realty Growth Inc. are listed as the property owners. Illinois-based WT Group AEC is serving as the project’s design firm.

The addition of Miniso would further diversify the retail mix at Palms Crossing, one of McAllen’s largest shopping destinations along Expressway 83, as national and international retailers continue investing in the Rio Grande Valley’s growing consumer market.

State construction filings track planned projects but do not necessarily indicate when a store will officially open.
