A long-planned TownePlace Suites by Marriott appears to be moving forward in McAllen, with a new state filing outlining a $6.25 million hotel project expected to begin construction early next year.
Ware Hotel Group LP plans to build the new hotel at 317 W. Ware Road, according to a project filing with the Texas Department of Licensing and Regulation.
Construction is scheduled to begin Jan. 20, 2027, and be completed by Dec. 31, 2028, according to the filing. The privately funded project is described simply as new construction of a hotel.
The filing lists the project at 5,000 square feet, although it does not specify whether that figure represents the entire hotel or only a portion of the project. It also does not provide a room count or number of floors.
The project appears to be the same TownePlace Suites that Marriott has listed in its franchise disclosure documents for several years.
Marriott’s records have listed an unopened project under the name “TownePlace Suites by Marriott McAllen Downtown” and Ware Hotel Group LP since at least the end of 2022. The owner and phone number listed in Marriott’s records match those associated with the new state construction filing.
Despite the name used in Marriott’s franchise documents, the address listed in the new state filing — 317 W. Ware Road — is not in downtown McAllen. The filing does not explain the discrepancy.
TownePlace Suites is Marriott’s extended-stay hotel brand, designed primarily for travelers staying for longer periods.
Ware Hotel Group LP is a McAllen-based entity formed in 2022, according to Texas business records. The state filing identifies Harjinder Singh as the project owner’s contact.
State business records list Ware Investment Group LLC as Ware Hotel Group LP’s registered agent. Singh is identified as manager of Ware Investment Group, while Jay J. Bhakta and Kanti Bhakta are listed as members.
The new filing provides one of the clearest construction timelines yet for the long-planned McAllen hotel, putting work on track to begin in January and continue through the end of 2028.
