$12M project to add 300K square feet of industrial space in Pharr

A new 300,160-square-foot industrial building is planned along East Highline Road in Pharr, marking another large-scale project in the city’s growing industrial corridor.

The project, registered Tuesday with the Texas Department of Licensing and Regulation, is slated for construction at 301 East Highline Road, with work expected to begin May 4 and wrap by June 2027.

State filings estimate the cost at $12.1 million and describe the project as new construction on privately owned land.

At more than 300,000 square feet — roughly the size of five football fields — the facility represents a significant addition to the region’s industrial inventory.

The building is being developed by McAllen Logistics Owner, LLC, an Atlanta-based entity, according to the filing. A tenant has not yet been identified.

The project adds new capacity to a corridor that continues to attract logistics and distribution investment tied to cross-border trade.

Pharr sits at the center of one of the busiest commercial crossings in the Rio Grande Valley, with proximity to the Pharr-Reynosa International Bridge and key freight routes connecting Mexico and the U.S. industrial network.

The filing lists the scope of work as architectural services, with accessibility review submitted through the state’s Architectural Barriers program. No design firm has been named.

Construction is expected to take just over a year, positioning the project to come online as demand for warehouse and logistics space continues to grow across South Texas.
