7-Eleven ramps up Rio Grande Valley expansion with three new stores

7-Eleven has announced plans for three new convenience stores and fuel stations across the Rio Grande Valley, marking a $3.6 million expansion that spans Mission, Donna and Mercedes.

The latest additions are two newly filed projects in Mission and Donna, according to records filed with the Texas Department of Licensing and Regulation. 

They follow a previously reported 7-Eleven development planned in Mercedes, bringing the chain’s announced Valley pipeline to three new locations totaling more than 14,300 square feet of retail space.

The Mission project calls for construction of a 4,816-square-foot convenience store with fueling services at the intersection of North Conway Avenue and West Mile 2 Road. The development carries an estimated cost of $1.2 million, with construction scheduled to begin Jan. 17, 2027, and conclude by Oct. 4, 2027.

In Donna, 7-Eleven plans to build a 4,746-square-foot convenience store with fueling services at North Val Verde Road and Minnesota Road. The project is also valued at $1.2 million and is scheduled to begin construction Dec. 10, with completion expected Oct. 30, 2027.

The two new stores will be built on private land for private use and are currently listed as Project Registered.

The Mission location is owned by Yucca Street Investments LLC, while the Donna property is owned by 888 Acquisitions LLC. Both projects list Dave Johnson as the tenant and The Dimension Group, a Dallas-based architecture and design firm, as the project designer.

The latest filings build on a previously reported $1.2 million project in Mercedes, where 7-Eleven plans to construct a 4,746-square-foot convenience store and fuel station at 1990 W. Expressway 83. Construction on that location is scheduled to begin in January 2027.
