More than 37,000 square feet of new warehouse space is planned for Brownsville through two privately funded construction projects valued at a combined $3.5 million, according to recent filings with the Texas Department of Licensing and Regulation.
The projects, located in different parts of the city, will add warehouse capacity for storage and industrial operations as Brownsville continues to attract manufacturing, trade, and logistics investment.
The larger of the two developments is the Ganav Storage Warehouse & Offices project near the intersection of Medford Avenue and Farm-to-Market Road 802.
The $2.5 million development includes a 20,000-square-foot warehouse, a 2,500-square-foot office building, and a parking lot, totaling 22,500 square feet.
Construction was scheduled to begin July 1 and conclude by July 1, 2027.
Separately, a $1 million warehouse is planned at 1280 Cheers St. near Brownsville’s border customs facilities.
The project calls for a 15,000-square-foot storage warehouse and is scheduled to begin July 30 with completion expected by Dec. 30.
Both developments are privately funded and will be built on private land for private use, according to state filings. No tenants have been identified for either project.
The Ganav project is owned by Gaytan Jorge Luis and Nancy Castillo Gaytan, co-trustees of The Gaytan Trust, with Juan Alberto Garcia listed as the owner contact. The project is currently listed as Review Complete.
The Cheers Street warehouse is owned by Felipe Lopez and is listed as Project Registered.
Together, the projects represent another 37,500 square feet of warehouse and office space planned for Brownsville, adding to the city’s growing inventory of industrial facilities as companies continue investing in logistics, distribution, and manufacturing infrastructure across Cameron County.
