Coming soon: Brownsville’s Marina Industrial Park taps twin plant trend

A new 60-acre industrial park planned for Brownsville is designed to support the growing “twin plant” model, where manufacturers split production in northern Tamaulipas and logistics or value-added operations in Texas.

“This project represents a natural extension of our binational experience; we seek to facilitate the expansion of logistics and manufacturing operations for companies that operate on both sides of the border,” said René Xavier González, head of new business development and marketing at SIDEE Construction.

Grupo SIDEE, the developer behind Los Palmares Industrial Park in Matamoros, is preparing to begin construction on Marina Industrial Park along FM 511 in the city’s north industrial corridor. The company is building nearly identical facilities on both sides of the border, a strategy aimed at strengthening cross-border supply chains.

At Los Palmares in Matamoros, tenants include Toyoda Gosei Rubber Mexico, Merit Mexico, and Trico Mexico — all automotive parts manufacturers. That focus on auto suppliers underscores how the twin plant model allows production to remain in Mexico while logistics and distribution move to Texas
