In the city of Combes, a suburb just west of Harlingen, a new subdivision built last year has seen seven single-family homes sell recently, according to Realtor.com records.

For the three-bedroom, two-bath homes in the Hidden Woods subdivision, about 1,200 square feet each, sale prices range between $216,000 and $220,000. Valley homebuilder Zarate Home Designs LLC developed the two-phase residential project.

That is below the median sale price for the Brownsville-Harlingen metro area of $270,000 in March, up from $257,750 in March 2025.

More than a dozen homes in that subdivision remain for sale, and several more are under construction in the community, which has about 3,000 residents.

Across the Rio Grande Valley, new home sales in March rose notably compared to last year, recent data shows.

While thousands of homes remain on the market, the number of homes sold across the Valley last month increased by 14.5% compared to March 2025.

The median single-family home price in the McAllen-Edinburg-Mission metro area has risen steadily over the past decade, hitting $252,000 in March, up from $245,000 in March 2025.

Inside the Montreal Estates subdivision in North Edinburg, near Doolittle and Mile 19 Road, dozens of single-family homes are listed for sale.

One of them, along the 3500 block of Satellite Street, sold after about a month on the market and was listed for $219,900. The three-bedroom, two-bath home, which came with free appliances, spans 1,267 square feet on a 5,445-square-foot lot and was built by Storybrooke Homes LLC in 2025.

Spring remains a popular time of year for homebuyers — and in February, mortgage rates dropped below 6% for the first time in three years. Some rates have since crept back up in March.
