New $2.8M retail project planned for north McAllen

A new retail development is planned for north McAllen that will add nearly 24,000 square feet of future lease space, according to newly filed state construction records.

The project, known as The Ware District Shell Building A & B, represents a private investment of approximately $2.82 million at 3700 Lark Ave. in McAllen.

State filings with the Texas Department of Licensing and Regulation show construction is scheduled to begin Aug. 1 and be completed by May 31, 2027.

The development will consist of two shell retail buildings totaling 23,520 square feet. Each building will contain 11,760 square feet and will be finished out by future tenants once leases are secured.

No tenants have been announced.

The project is privately funded and will be constructed on privately owned land. 

Carmen M. Gonzalez LLC is listed as the property owner, and McAllen-based Sam Garcia Architect is the project’s design firm.

The development adds to a growing pipeline of commercial construction across north McAllen, where developers continue to invest in speculative retail space ahead of tenant commitments. 

As of the project registration, the development remained in the planning stage. 

State construction filings track planned projects but do not necessarily indicate when future tenants will open for business.
