Brownsville’s Sunrise Mall sees more than $1M in planned retail upgrades

National retailers are investing more than $1 million in store renovations and build-outs at Sunrise Mall in Brownsville, according to filings with the Texas Department of Licensing and Regulation.

Four projects filed in recent weeks by American Eagle, Zumiez, Journeys, and Journeys Kidz total approximately $1.07 million in planned improvements at the shopping center.

The largest investment comes from Journeys, which filed a $504,800 renovation project for a new space within the mall. State records indicate the footwear retailer is relocating an existing store and updating fixtures, equipment, and building systems as part of the project.

Journeys Kidz also plans to relocate within the mall. The children’s footwear retailer filed a $232,200 project that includes tenant improvements and equipment updates for a new 1,656-square-foot space.

American Eagle filed plans for a $179,543 interior renovation of its existing 6,950-square-foot store. The project is scheduled to begin Sept. 14 and conclude Oct. 2.

Zumiez, a retailer specializing in skateboarding, streetwear, and action sports apparel, filed a $150,000 tenant finish-out project for a 3,207-square-foot space. Unlike the Journeys projects, the filing does not indicate a relocation of an existing store, suggesting the project may represent a new tenant build-out, although mall officials have not confirmed that.

All four projects are privately funded by the tenants and are expected to take place between August and October.

The investments come as Sunrise Mall continues to attract national retailers and reinvestment despite broader challenges facing enclosed shopping centers nationwide. The Brownsville mall remains one of the largest retail destinations in the Rio Grande Valley and serves as a regional shopping hub for consumers from South Texas and northern Mexico.

According to the filings, Sunrise Mall owner Sunrise Mall CMBS 2026 LLC is listed as the property owner for all four projects.

If completed as planned, the renovations would represent more than $1 million in fresh retail investment concentrated at a single Brownsville shopping center over the next several months.
