Single-family home sales were up again in April across the Rio Grande Valley as prices have cooled, according to the latest data from the Texas A&M University Real Estate Center REALTOR data.

Home sales were up 8.8% in the McAllen-Edinburg-Mission metro area and 12.9% in the Brownsville-Harlingen metro area in April 2025 compared to April 2025.

The median sale price of homes sold last month in the McAllen metro was $233,000, down from $234,000 in April 2025. In the Brownsville metro, the median sale price was $255,500, down from $273,750 in April 2025.

Price cuts show up in the recent sale records, as well.

In the city of Pharr, a three-bedroom and three-and-a-half bath home near West Ferguson Avenue and North Sugar Road spanning 2,000 square feet sold for $14,000 under the asking price of $235,000, records show.
